We’ve broken ground on a multigenerational cohousing community along the Rio Grande River in Albuquerque, NM! Our community features 25 beautiful, energy-efficient homes clustered around a shared open space, with a fully equipped common house and a range of community amenities. One three-bedroom townhome and one four-bedroom townhome  are still available, priced at $545,500 and $619,500 respectively. Our land is on a quiet road with lots of families and kids. The neighborhood’s agricultural roots give it a rural feel, but the center of town is just a 3-minute drive away. Our community plans include play areas for kids, a shared farming area, a year-round greenhouse, an orchard, a workshop and electric vehicle charging.

We are diverse in age, background and identity, representing a mix of families with children, couples and singles. We range in age from 2 to 82, and there are 13 kids in our community so far. We have created a fun, caring culture among our group, regularly getting together for meals, camping trips and play dates by the river, in addition to collaborating on our community plans and supporting one another through life’s ups and downs.

In Albuquerque, there’s lots to keep us busy, from museums and galleries to nationally recognized wineries and breweries. With 310 sunny days per year, you can often find us outside—hiking, biking or skiing, or exploring the mountains, parks and historic sites all around the region. The Rio Grande that flows through the city center is a playground for kayakers, and miles of walking and cycling trails wind through its wooded banks.

We have a warm friendly group and a spectacular mountain agrihood location– in Sunny Beautiful Greece, close to world class beaches and a vibrant city. We’ve completed our collaborative design phase and we’ve begun our earthwork excavation! We gather on Zoom and in Greece, and we help each other transition to this new and improved lifestyle.

www.GreekVillageCohousing.com

Who we are-

Multinational, Multilingual, Multigenerational, Friendly, Skilled, — Communitarians!

Our group is as diverse as it is wonderful, we speak many languages and have diverse ideologies, religions, political opinions, and nationalities.  We are united by our commitment to greater mutual care and connection among neighbors, to community service, to living a more sustainable and resilient life, and to collaborative governance, and to our shared vision and values.

We are remote professionals, retirees, Greeks, and lovers of the Greek Mediterranean Lifestyle.  We collaborate to care for our village together, and we regularly train in sociocracy and other community living skills to ensure we thrive.

We love to cook together several times a week in our Common House using delicious local foods.  We love to eat together on our outdoor plateia overlooking the stunning Taygetos mountains.  We love to hike, bike, sail, stroll, explore natural and historic wonders, and drive down to the world class beaches or up to the ski slopes.

Where we are-

In Peloponnesos: The Region That Has It All.

After searching throughout Greece for a year, we settled on gorgeous Peloponnesus because it has it all- snow capped mountain ranges, vineyards and olive groves, beaches and seaside villages, cozy mountain villages, modern cities, best food and culture in the world, and ancient UNESCO archeological sites.

Peloponnesos is relatively free from mass tourism compared to the islands, and we do not need to fly or ferry in all our food and goods to an island.  Importantly for us, we can easily hop in the car drive to Athens, to airports, and into Europe.  It will take a lifetime to explore Peloponnesos.

At the Foothills of the Majestic Taygetos Mountains in a breathtaking mountain Agrihood

Between the Seaside Village of Gythio and the vibrant city of Sparta

People fall in love with our land.  We are flanked by pristine nature of a huge national forest as far as the eye can see.  Our plot juts out into the sunshine and fresh air.  We have over 300 of sunny days a year and an ideal climate in our opinion.  Ever present is the breathtaking view of the Taygetos mountains – ancient, majestic mountains associated with wellness and mentioned in the Odyssey.  The valley below us is dotted with farms and orchards, and you can hear the sound of the sheep’s bells.  This is the heart of some of the best food in the world- literally winning first prize for olive oil and near the famed blue zones of longevity .  We can dine and do activities outside year-round in this arid forest region.

Despite feeling enveloped by nature, we are a very conveniently 20-minute drive down a nice road to the city of Sparta.  Sparta is a vibrant city, alive every night as everyone comes out to eat and socialize.

Just 30 minutes the other direction takes us to a picture postcard seaside village and world class beaches around Gythio. The breathtaking Mani Peninsula is a short drive as are the UNESCO sites of Monemvasia and Mystras.

The beautiful city of Nafplio is an easy day trip. The ferry at Gythio will take you to the island of Crete, or you can drive to Patras and take the ferry to Italy. During your vacations from our full time permanent resident village, you can be at most major European, North African, and Turkish cities within a few hours.

But That is Not All!

Our Cohousing Village is inside an incredible, larger, Wellness and Lifestyle Community

While we will be a fully self-contained, separately-owned, cohousing village, our village is within a larger community called Peter and Paul’s Wellness and Lifestyle Village.

The larger community is all about  nature, health and wellness, agronomy and good food, and about hospitality and community.  The masterplan includes many amenities like a spa, beautiful walking and hiking trails, a restaurant , a future planned winery and olive oil experience, a farm, horses, separate residential villas, and another cohousing village nearby.

What Stage is Our Community In?

We are an intentional community right now- not in the future.  Our community meets regularly on Zoom from around the world in order to designs our village together and get to know each other, and we have fun trips to Greece and gather regularly in Greece for those who are able.

As we get to know each other and design together, we plan to mutually choose those who value connected community and living more sustainably.  We plan to be full long before our buildings are completed.  We are seeking those who value intentional community enough to be part of our formation- those are who we will prioritize as we help develop and then purchase our charming Greek village buildings.

Our Stage of Formation:  Design & Permit Complete, Excavation Begun.

We have an incredible site, awesome developers who believe in our cohousing mission, a beautiful design completed using the participatory process, and a budget and home prices. Part of our permits are complete.  We’ve begun excavating earthworks and will soon begin working on utilities.

You can see photos and watch a little of one of our design workshops on our website and on our Facebook page.

Our Cohousing Identity:

Our community is rooted in the Danish cohousing lifestyle and principles as articulated in Charles Durrett & Katie McCamant’s seminal book. These time-tested standards have proven to create thriving communities worldwide. While we embrace diversity in ideologies, religion, and political opinions, we are united by a shared mission to live in a community of mutual support, connection, and resilience. We are committed to managing our village together, sharing time, and living a joyful, purpose-driven life.

One of our community’s passions is cooking and eating together several times a week, growing and buying local foods from our bountiful Mediterranean region.

We value supporting all generations, from childhood to elder life, and prioritize energy self-sufficiency and water conservation. Our community will be powered by solar and geothermal energy, with water sourced from the Taygetos snowcaps and supplemented by municipal supply for resilience.

Living outdoors and in nature is integral to our identity, inspired by our breathtaking location and climate. We envision generous shared outdoor spaces that encourage an active, outdoor lifestyle. Our aesthetic is deeply connected to the traditional Hellenic village architecture, mirroring the beauty of our surroundings and the cultural virtues of Greece. We aim to use local materials, with stone sourced from our own site and mountain.

We seek individuals who value community connection, sustainable living, collaboration, and community service, and who are inspired by nature.

Who we seek to join us?

Those who value community connection and living sustainably, who enjoy collaboration and community service, who want to relocate to Greece and Peloponnesos, who share our vision and values and who are inspired by nature, good food, and good company.

Cost: Our home prices include the cost of our land as well as all amenities: The Common House, the pool, the gardens and plateia, the soccer field, basketball court, and pickleball court.  The cost will run between €300k– €650k for your percentage of land ownership, all amenities ownership, and your 1 to 3 bedroom unit.

For a property purchase of €400k or more, you and your family—including spouse, children under 21, and parents—gain the incredible dual benefit of living in our vibrant village while enjoying EU permanent resident status- universities, healthcare, doing business, travel, and more. Some Details:

Our community prioritizes traditional cohousing values and design as articulated in Charles Durrett and Katie McCamant seminal book on Cohousing.

Our village will also be adjacent to a larger community- “Wellness and Lifestyle Community” that spans the entirety of a low foothill and valley.  This larger community phase of development plans for a nature based and agricultural/ gastronomy based resort community with villas, several restaurantes to walk to, a spa and agrotourism hotel with services some members may want to purchase, and walking paths amidst nature.  There will be another cohousing community to keep us company nearby, and we will also be surrounded by a resort vineyard, olive and fruit tree orchard, farm, horses, beekeeping, outdoor yoga and meditation area, and miles of hiking trails.

Aesthetic: Our village aesthetic will mirror the charming village architecture around us as well as the landscape.  We are inspired by the UNESCO world heritage site and village of Monemvasia.  We seek to use local materials as much as possible.

Outdoor living: We envision generous shared outdoor spaces for an active life lived outdoors.

Who we seek to join us:  Those who value community and either live in Greece or want to relocate to Greece.

Golden Visa Permanent Residency: We are not a vacation village.  We live in Greece full time as our home.  Thus, we all must be permanent residents of the EU or citizens of Greece.  Our non-European members will apply for one of several permanent residency options.  The most popular and most frequently used property ownership visa, the Greek Golden Visa.  The latter is Europe’s lowest cost permanent residency through property ownership program, providing EU permanent resident benefits for the entire family -spouse, children under 21, and your parents. The cost of a Golden Visa in Greece is the lowest in Europe and requires a purchase of a property totaling €250,000 or more by August 31st, 2024.  After this date, the cost of Golden Visas rises to €400k.  Greece is one of the last remaining countries to have a Golden Visa, as Spain and Portugal have discontinued their programs.

MOUNTAIN HEARTH VILLAGE

Join us on Zoom and for onsite visits about co-creating an eco-friendly, inter-generational, small participatory community where we support each other as loving neighbors through all that life brings, through to the end.

Let’s redefine rural living and come together to create a neighborhood that supports friendly cooperation and socialization.

People who engage in meaningful, productive activities with others tend to live longer, boost their mood, and have a sense of purpose. Studies show that meaningful activities with others may actually improve cognitive function.

Here on our 5.5-acre homestead, we could meet the demand for several tiny homes and a few homes of around 850 sq ft,  so it will be a pocket neighborhood and a beautiful community.

Mountain Hearth

The Mountain Hearth Organizing Group

Mission Statement:  To live in community with shared agreements.

Vision: To be honest and transparent in our dealings with each other, and to be respectful of the plants and animals we share the land with.

ARE YOU A GOOD FIT?

The questions below will help you know if you will be a good fit for this community. Decide if you agree, disagree, or feel neutral.

I want to be a part of this because I have time, resources, and skills to contribute.

I value Mother Nature and act accordingly.

I am open to change and transformation and am willing to do the work towards that.

I respect other paths and do not hold my ideas as the best.

I value a sense of community with others.

I would like to participate in some group activities.

I am willing to give some time to my community so it runs smoothly.

I would like to further develop my gifts and talents in community and encourage others to develop theirs.

I appreciate diversity in my community.

I am willing to face the mysteries of birth, childhood, adulthood, aging and death.

DAY TO DAY LIFE

MEMBER ASSOCIATION

For all members to enjoy the benefit of community life, the ideal is that everyone participate in some form. We all share our gifts to maintain the life of the community. That way everyone is involved, but no-one overburdened. Your gift might be compassion, or healing arts, or a strong back or gardening/farming. Together we make it work.

We would all participate in committees and workgroups to focus on various elements of the community. Each month the Member Association meets and decides issues before it. Most decisions related to community life are made by consensus where everyone’s opinion is encouraged and respected. We might form ad hoc committees and work groups for special projects.

SHARED VEHICLES

We could have one or more vehicles that we share and plan for in weekly meetings. This allows for a more eco-friendly lifestyle as well as homeowner-residents can sell or donate their own cars, cancel their own car insurance and stop paying local property taxes for a vehicle. We will develop a price-per-mile that all residents pay, for instance .70 per mile might cover all vehicle costs?

PETS

Mountain Hearth is currently a bird sanctuary and a migratory haven for many species of birds. Decide what are the parameters of pets: how many, what size, what kind. Discussion and agreements that include large, roaming dogs, barking dogs, and outdoor cats (which destroy about a billion birds each year).

LIFELONG LEARNING

We encourage and help each other to get out to area educational programs, workshops, and lectures on various subjects to encourage continuous learning and personal development.

CREATE SUSTAINABLE/GREEN INITIATIVES

Encourage streambank restoration, dealing with invasive plant species, gardening, green spaces, solar panels, recycling programs, and re-using to promote sustainability.

Non-violent Communication

We would develop a process for resolving the difficulties that are bound to arise among people who are trying to live in community. Resolution comes with openness and honesty on the part of both parties, and the outcome often leaves the parties with a stronger relationship and a lasting bond.

PURPOSE

The Mountain Hearth Organizing Group is a partnership for the purpose of developing a pocket neighborhood and intentional community (hereinafter referred to as “The Hearth” which is projected to be between 10 and 20 people at 128 Spruce Drive, Old Fort, NC, 28762.  One of the members of the organizing group is Developer/Member Sheridan Hill, who is currently working with a permaculturist and soil specialists to clarify best practices for this particular 5.5-acre piece of land.

MEMBERSHIP

We aim to be streamlined in our community agreements so that we don’t feel like we are spending large amounts of time in meetings.

Members may be onsite and offsite. Interested persons become Hearth Members by attending three meetings, joining a working committee and contributing two hours per week (one hour social, one hour committee work) per week to The Hearth. To leave the group: stop attending meetings. Minutes of discussions and decisions made will be distributed to attending and absent members before the next scheduled meeting.

ORGANIZING GROUP FUNCTIONS

The organizing group’s functions include but are not necessarily limited to: formalizing the mission statement, vision, and circles.

Membership Circle: Orienting new members to the group, ensuring that all members receive regular teaching and reminders about Shared Agreements, developing methods for holding members accountable for Shared Agreements, including the consequences for continual disrespect of agreed-upon decisions, and how are they put into play.

Legal and Financial Circle: Working with other teams to ensure dues-paying, meeting legal and financial obligations, if and when dues become necessary.

Land Stewardship Circle: To develop guidelines for pre-construction, oversee utilization of the permaculture plan into the Shared Agreements, guiding members in the process of using Common Areas, guidelines on camping on property (is any form of off-grid allowed, and if so for how long?)

Construction Circle: For members who buy a lot, the Construction Circle guides members in: using the soil scientist plan in planning the dimension, location, and sizes for dwellings and accessory buildings; abiding by all restrictions and covenants, including: setbacks for buildings on their property, size of house; whether garage and or basements are allowed; timeframe in which members must build the house once construction has begun; pitch requirements for roof; definitions of types of homes allowed, including defining modular home, mobile home, tiny home, cottage, accessory dwelling.

Meetings: In our meetings, we begin with several grounding breaths together, then someone reads the mission statement and vision.

A limited form of sociocracy will be used in group decision-making.

All decisions are to be discussed thoroughly before a decision is made, and we will always seek consensus.

When a vote is called, the Membership Circle oversees reaching consensus, using the 5-finger method (1=strongly object, 2= have reservations; 3= neutral; 4= like it; 5=100 percent agree.

The Wise Acres Community is a cohousing neighborhood in Kitsap County.  We share stewardship of most of the land, while each maintaining our own home.

In Wise Acres, we gather for community dinners and other events, and have a shared garden, common house, hot tub & sauna.  We also look out for each other, make decisions by consensus, and each choose a community job.

A 1-bedroom apartment is available.  The apartment is the daylight basement below the main level of the house.  The apartment’s main room has a large picture window and natural light from above.  The separate bedroom has an attached bathroom and an modest walk-in closet.  Adjoining the full kitchen is a separate storage / laundry room.  At about 600 sq ft, the apartment is not huge but works great for a smaller household.

Here’s a link to the our community website.  If you respond, we’d love to learn what your experience and desire is in community life.

Live your best life in our our beautiful mountain cohousing village– in Greece!!!  It’s a more meaning and connected life for those who cherish community, sustainability, and the flexibility to work where the air is clear and views are inspiring. It’s a home for families to grow, professionals to thrive remotely, and retirees to contribute meaningfully.  We’ve got a spectacular location and group, have completed our collaborative design phase, and have begun our earthwork excavation!

www.GreekVillageCohousing.com

Who we are: multinational, multilingual, multigenerational, friendly, skilled, — Communitarians!

Our group is as diverse as it is wonderful, we speak many languages and have diverse ideologies, religions, political opinions, and nationalities.  We are united not just by our varied backgrounds but by our commitment to greater mutual care and connection among neighbors, to community service, to living a more sustainable and resilient life, and to collaborative governance.

Where we are:  We are beginning to excavate earthworks for our village of 33 homes and an absolutely incredible Common House.  We are passionate about our breathtaking location in Peloponnesus Greece.

After searching throughout Greece for a year, we settled on gorgeous Peloponnesus because it has it all- snowcapped mountain ranges, vineyards and olive groves, beaches and seaside villages, cozy mountain villages, modern cities, best food and culture in the world, and ancient UNESCO archeological sites.

We’ve begun to excavate earthworks for our charming village homes and Common House and anticipate a timeline of between 2 and three years till completion.

Our Location in Peloponnesos: the low foothills of the Taygetos Mountains between seaside village Gythio and famed city Sparta.

People fall in love with our land.  We are flanked by pristine nature national forest and jut out into the sunshine and fresh air.

During your vacations from our full time permanent resident village, you can be at most major European, North African, and Turkish cities within a few yours.

You can find out more about our location on our website.

Our Stage of Development – Formation Stage. Design & Permit Complete, Excavation Begun.

We have an incredible site, awesome developers who believe in our cohousing mission, a beautiful design completed using the participatory process, and a budget and home prices. Part of our permits are complete.  We are excavating earthworks this year and working on utilities.  We hope to break ground on the village very late this year or early next year.  Some of us live in Greece, and many of us go to Greece regularly every 3 months to see the land and be together in person.  We meet each week and work together using Zoom.  You can see photos and watch a little of one of our design workshops on our website and on our facebook page.

Cost: Our home prices include the cost of our land as well as all amenities: The Common House, the pool, the gardens and plateia, the soccer field, basketball court, and pickleball court.  The cost will run between €230 – 530.  This price includes the total cost of land, Common House, and your 1 to 3 bedroom unit.

The cost of a Golden Visa in Greece is the lowest in Europe and requires a purchase of a property totaling €250,000 or more.  This amount may go up next year and is the lowest in Europe.
