This stunning 22 acre property is nestled along the Little River in the beautiful Blue Ridge Mountains of Southwest Virginia in super-friendly Floyd, Virginia, which has become a favorite living spot for families, artists, and mystics, as well as a popular tourist destination with its cultural offerings of music, pottery, world famous Floydfest, Floyd Yoga Jam, and abundant natural beauty.
It has a burgeoning eco-tourism and wellness-tourism industry. The main community co-house/retreat center is 5000 ft2, and includes two large decks, 5 bedrooms, 3 full baths, lofted open space, office, storage, root cellar, two full kitchens, hot tub, and more. There are four fully equipped/furnished spacious studio apartments just downhill from the main house (earth-bermed/passive solar), a two-story greenhouse, and workshop/storage building adjacent to the main house.
The riverside area offers a rustic cabin, composting outhouses and hand-washing sink, warm outdoor (seasonal) showers, numerous camping spots, swimming, kayaking, a labyrinth, wooded trails, a sweatlodge, fire circles, a large yoga/dance pavilion, river stage, and a seasonal river kitchen. This land is full of magic and is an organic permaculture paradise with a big shared garden, several smaller gardens, orchards, beehives, berry patches, wild foraging of mushrooms, ramps, nettles and much more. It has some solar power and incredibly clean and plentiful well water.
All living spaces have state of the art mini-splits except the rustic cabin and open-air seasonal river kitchen. As we are a retreat and education center, we are especially interested in calling in folks who are highly skilled in wellness modalities, mentoring and guiding others through into enhanced levels of well-being.
Why are we selling? Here’s our story . . . My husband and I are the owners. He has been here over 45 years and built this vision from scratch with his own resources. It was basically an income sharing community (his income) when I arrived 11 years ago, and we have been building its sustainability as a guest, event and retreat site for some time now. Members have paid modest rent and done some community service hours as their in-kind contribution for several years now. We are getting ready to step away and at least semi retire and are looking for new ownership or co-ownership. We are not offering rentals; and not offering the building of equity through service over many years. I apologize in advance that we are not looking for passers-through, as much as I’m sure we would love you.
Please only get in touch if you have some means to buy into the property and to either buy or bring or build a home here – and put down some roots. I’m going to put a link to our website here and if anyone with financial resources, vision and alignment to our way of being feels called to contact us, please do! I can send more info to those interested. We would be happy for a half to full buy in of this large property by folks for whom this is their vision – to pour their hearts into and manage. The asking price for the 22 acre community land and buildings described above is $1.8 million.
We have another home and land adjacent to the community that we would live in. We would love to stay involved in mentoring and facilitating and assisting for several years as we phase out. ***** In addition to the 22 acre property described above, we have two other properties adjacent to the community land for sale. One is a 3 bedroom/2 bath house with 2 acres – it can be used as two completely separate apartments. It has 2.1 acres of land and is $300,000.
Additionally, we have a 2.5 acre piece of land we call Avalon, perked and ready for sale for $28.000. These are for committed and aligned community members, who would also pay $125 per household per month and do a modest amount of community service. We have additional undeveloped land adjacent to the community as well – still in discernment around that.
