Irish House is a cooperative cohousing community located in a beautiful 120-year-old Victorian home in South Boston, VA. With a culture rooted in inclusiveness and a strong sense of community, we strive to create a supportive and enriching living environment for all members, both within the house and in the broader SoBo community. Our goal is to be expansive and welcoming, actively participating in shared activities in the house and taking part in local events.

The house features 5 bedrooms, 3 bathrooms, and a total of 13 rooms. Renovations are ongoing, focusing on thoughtfully restoring our historic home to preserve its charm while ensuring comfort. Currently, renovations are happening in phases, starting with floors and windows, and have been planned to minimize disruption to residents. While some areas remain untouched for now, all work is coordinated in advance to ensure there are no unexpected impacts on personal privacy or comfort.

Irish House currently has 1 full-time resident and 1 part-time resident, with plans to grow to between 3 and 5 full-time members living on the property. The property includes a second plot of land that can accommodate a small bus, van, RV, or tiny home with proper planning. We are also a sister community space to Collective Spaces, a 204-acre project located just 15 minutes away that is currently in development.

Our community is inclusive, queer-friendly, and welcoming of diversity, though we recognize the limitations of our size and the house’s layout. The SoBo community itself is diverse and tends to be more progressive compared to other nearby rural areas. We actively participate in the vibrant local scene, which includes board game nights, trivia events, art gallery openings, and various social and cultural gatherings throughout the year.

Community Living and Daily Life

At Irish House, we enjoy a shared lifestyle where members can join in communal activities like cooking and dining together, or simply relaxing in shared spaces like our three spacious porches, which are perfect for enjoying the weather. While participation in these activities is encouraged, nothing is mandatory or rigidly scheduled—it’s about finding balance and joy in each other’s company. Chores and household responsibilities are shared among members, and everyone contributes in a way that suits them, including supporting ongoing renovation efforts. A stable income or savings is necessary to cover each member’s share of rent and costs, though there are no upfront buy-in costs to join our community.

Living arrangements are designed to provide both privacy and communal interaction. Each bedroom is furnished, comes with a closet, and has a lockable door, ensuring everyone has a comfortable personal space. Renovations will involve minimal disruption to personal areas, and residents will always be kept informed in advance regarding any necessary work.

Governance and Shared Investment

Irish House operates with a flat governance structure, inspired by Sociocracy, and holds bi-weekly meetings to discuss house matters, check in with each other, and ensure the continued smooth running of our shared home. We place a strong emphasis on cultivating a sense of mutual ownership, rather than fostering a “tenant vs. landlord” mindset. Our equity-sharing model allows residents who stay for a year or more to have their rent retroactively converted into a capital investment. In the event that Irish House is sold, the profits will be divided according to each member’s percentage of total capital invested, ensuring that all equity stakeholders are fairly compensated.

Future Vision

Our future plans include growing to a stable community size, continuing renovations in a thoughtful way, and enhancing the property’s natural beauty through extensive gardening. We see Irish House as a dynamic space that is ever-evolving, where members can feel at home and contribute to building something meaningful together. By being a sister community to Collective Spaces, we’re excited to explore opportunities for collaboration and shared initiatives across both properties, nurturing a broader sense of community.

Inclusion and Accessibility

We are a community that values openness, inclusivity, and connection, welcoming people of all backgrounds and walks of life. However, due to the ongoing renovations, numerous stairs, and certain physical limitations of the property, Irish House is currently not accessible for individuals with mobility challenges. In addition, while we adore pets, the property is not yet ready to accommodate young children or most animals safely.

We are an intentional, multi-generational, and engaged communal home that has housed masters students, nurses, doctors, educators, musicians, writers, entrepreneurs and many others. We have welcomed housemates relocating from Germany, UK, Australia, Turkey, Italy, Thailand, and across the US. Currently our community ranges in age from four to 76, and reflects a wide range in interests and backgrounds.

In the heart of welcoming Fort Hill, the historic home sits on a large verdant property, originally built in the early 1800s by architect Richard Bond. We are continually restoring and modernizing the home to create beautiful spaces that support both individual privacy and group gathering.

Our home is ideal for people new to Boston or experiencing a life transition since it offers a feeling of home away from home.

This community formed in January of 2018 and has 3 original members remaining. It’s a family-like atmosphere where celebrations and heartbreaks are shared over fresh bread and home-grown veggies. To keep the pantries and refrigerators stocked with produce, fruit, snacks and everything else your heart desires, we buy in bulk from Costco delivered via Instacart. We augment with grocery store runs as needed. Everyone does not eat everything ordered – but given the savings we get from buying in bulk, and the commonplace cooking of large meals, we find that it helps cultivate a collective spirit and welcoming atmosphere.

We love hosting parties and opening our home whenever possible. Whether celebrating Friendsgiving in our dining room, toasting a birthday in our garden, or hosting visitors in our guest room, we appreciate a blend of different perspectives and personalities – our spice cabinet is proof!

Putney Commons (www.putneycommonsvt.com) is a small, owner developed, intentional community located in Putney, Vermont. Six homes were completed in 2009, and a seventh was built in 2014. Our eighth and ninth dwellings were completed in 2022 and 2023.

The 9 units are surrounded by field, garden, hills and woods. We are currently a community of 12 individuals and are open to families, couples, and single persons of all ages. We share a vision for being good stewards of the land and supporting one another in living greener and healthier lifestyles.

The six original houses were built in two clusters of three semi-detached homes. They are single-story, on slabs, have no attics, are super-insulated and boast a Five Plus Star Energy rating. They range from 1100 to 1475 sq. ft. and are clustered on the north end of a 3.5 acre field. Each has a garage with a small storage unit. The seventh home stands alone.

Interior designs vary greatly, based on owner-designed preferences. Five homes have photo voltaic panels; one household has a share in a local solar farm.

Members meet monthly to discuss business and living concerns. We make decisions by consensus. We have no common house and eat independently, but we enjoy sharing pot luck dinners and occasional work days. Our $255 monthly owner’s association fee covers common element expenses, e.g., mowing, plowing, sanding, trash, insurance, land maintenance and an operating reserve fund. Legally we are a condominium association.

Our 11.4 acres of land are secluded and private; they include fields, woodlands, a bit of Sacketts Brook, a common fenced-in vegetable garden with individual plots available to interested members and several neighbors, and walking trails. Amazingly, we are also right in the heart of Putney village, across the street from the post office and behind the first row of houses. We are within easy walking distance of senior exercises/art classes/monthly senior lunches at the Putney Community Cares barn, medical offices, post office, bank, library, food coop, general store, gas station/auto repair, as well as rich cultural institutions.

Our nearest neighbor is the Putney Community Center, which houses a community foodshelf. A seasonal farmers’ market is within walking distance of the town center, and many restaurants /eateries are within half a mile. Nearby, the Connecticut River and Putney Mountain offer hikers, bikers, rowers, kayakers, and swimmers many opportunities for enjoyment. Putney has three private schools and Landmark College, as well as a strong public elementary school. Many community-based events are held throughout the year, including a village-wide community supper held on the second Friday of each month.

We are located ten miles north of Brattleboro just half a mile from I-91, exit 4.

Sunset House is a cooperative in a beautiful, six-bedroom, purple house located on Duwamish land in the Central District / south Capitol Hill area. The Evergreen Land Trust is the oldest community land trust in the Pacific Northwest, the board of which is composed of members of its eight properties. We are currently seeking new members to make their home in the beautiful Finger Lakes area of New York. We are a group of people from various walks of life building a sustainable neighborhood on 120 acres in Danby, New York, just outside of Ithaca.

We are currently eighteen households living in private homes at White Hawk with additional homes under construction and more in the pipeline. When completed, we will have 30 homes sitting on approximately 10 of our 120 acres of farm, field, and forest. All new residents must plan on leasing a lot from the community and building their own home. The fee to lease a lot is $40,000. Homes can typically be built for about $180/ s.f. and up.

We have monthly meetings, use consensus decision-making, and encourage creativity and joyful neighborhood life as we strive to work respectfully with the land to meet as many of our needs as possible. We aim to make our community affordable to all.

Members are free to design their own homes, and are not constrained to a few models selected by a developer. We provide economical and sustainable suggestions for those who would prefer more guidance. Any build style that meets town code, up to and including natural building such as straw bale, cob, cordwood, Earthship or dome would be welcome. The lots are in a circular form around our common circle and a planned common house.

Our community represents a diversity of ages and ethnic backgrounds. We look forward to welcoming new skills, ideas and talents, with the goal of passing down a thriving and resilient village to our children and their children. We envision a homesteading village in which as many of our needs as possible are met right here on our land. We are moving in that direction through personal and community gardens, permaculture projects, an orchard, animal husbandry (over the years we’ve had chickens, ducks, rabbits, horses, pigs, turkeys, sheep, guinea hens and bees) and respectfully using the natural resources we have on the land (through such activities as maple tapping, hunting and wild plant foraging).

Recreating on the land is important to us as well. We have three ponds, a few miles of trails, woods, a playground for the kids, streams to splash in, community garden, and a fire-pit.

We are “on the grid” with electric, gas, phone and internet, but some residents are moving toward off-grid independence. We encourage home-based businesses and bartering between residents to build local resilience.

Just a stone throw away from the charm of Ithaca, White Hawk is an amazing & supportive community for children and adults to grow, learn, and explore together!

These are the principles driving us to create this community-place:

We wish to be good ancestors. We may not have or re-learn all the skills that have been lost to our generation, but we will teach our children what we know, and give them the space, time, tools and courage to try, fail, and continue to learn.

We recognize that we are part of nature, and not above it. Through a mixture of permaculture principles, rewilding, degrowth, and careful attention to our impact on the land, we will do what we can to create a home that sustains all living things.

We are not going gentle into that good night, but we also recognize that grief has a place when we are hospicing modernity. There will be complicated feelings that ebb and flow and morph into each other.

Every end is a new beginning, and we will look for joy in what we might build together.

Women’s leadership is essential. We will be intentionally prioritizing women’s voices and expertise.

The current culture of modernity in our locale is one that is deeply poisoned by racism, classism, sexism, and hostility to disability, queerness, and many other minoritized identities. We do not expect anyone to already be fully healed from these biases (how can we when we are swimming in a stew of them!) but we do expect people to admit that these prejudices exist, be mindful of their presence in our own minds, and actively working to do better.

We seek like-minded people and especially families that feel a sense of urgency in creating a community and network of individuals willing to support each other. Skills of all kinds are welcome – especially if your skills include learning, adapting, and creative problem solving.

WE BELIEVE (an incomplete brief overview!)

❧ That all oppression is connected — and we seek to live in a way that aligns with our anti-oppressive position

❧ That we have a duty to all of the Earth’s inhabitants to reduce our impact on the environment and biodiversity — and aim to produce the majority of our own food and energy in a way that’s ecologically sound, support workers and vulnerable communities by intentionally sourcing what we consume, reduce our reliance on harmful and toxic products and consider the after effects of our consumption, and restore the land back to a more naturalized state

❧ In ethical veganism and animal liberation — and we treat our non-human animal community members as equals, acknowledging that unlike most humans, they are unable to consent

Currently all four members of the community are white but it’s important for us to hold empowering space for cofounders of color/the global majority

❧ In queer, trans, and intersex liberation — including working towards ensuring community members have stable, long-term access to HRT outside of society’s brittle medical system

❧ In fat liberation — including acknowledging that fat people face structural barriers to accessing healthcare and are often excluded from animal and environmental justice movements

❧ In celebration of non-traditional family and relationship structures, including adoptive and/or foster families, chosen families, queerplatonic partners, and polycules.

❧ In community care — and keep each other safe using enthusiastic consent, non-violent communication, community meetings, and an opting out of cancel culture

❧ In being open to new (or often, old!) ways of doing things — and a culture where learning and skill-sharing is encouraged and to change is to grow

Nubanusit Neighborhood & Farm is a cohousing community in Peterborough, New Hampshire, located in the Monadnock region of the Granite State, just 90-minutes from Boston. Our neighborhood consists of 29 environmentally-designed homes; a spacious Common House; professional office space in a renovated historic farmstead; an organic farm; woodlands with walking trails; and a pond for swimming and skating. The neighborhood is located on 113 acres along Nubanusit Brook, about a one-mile walk (sidewalks) from the center of town, a thriving community made famous by playwright Thornton Wilder’s ‘Our Town’ written while he was a Fellow at the nearby MacDowell Colony

We are 29 households aged from baby to 90+ years. We work from home, commute, and are retired. We attend public, private and home-school. We own our homes and rent. We value sustainability, community, farming, re;ationships and living lightly on the earth.

A single-family home in our neighborhood is LEED Platinum certified (US Green Building Council); All of the buildings are constructed to the same rigorous environmental standards and use less than half the energy of typical houses. Our architect-designed, New England farmhouse-style homes have front porches and are sided with red cedar shingles. Each home is super-insulated with triple-glazed windows, infrastructure for solar hot-water collectors, and natural, nontoxic materials chosen for quality and durability. The entire neighborhood is heated by a central wood-pellet fired heat plant.

Hardwood and tile floors are used throughout the homes; the interiors are light, airy, and spacious. Single-family and Duplex units have first floors featuring a kitchen and open-concept living/dining room with a full mudroom entry and half bath/laundry room. Single family homes have a first floor master bedroom and full bath. Duplex second floors have a master bedroom, full bath, and additional bedroom(s). First floor quad units have open concept kitchen/dining/living room and large bedroom and sunroom. Upper quad units have main level open concept kitchen/dining/living room and 3/4 bath and bedroom/office, and master bedroom and full bath on upstairs level. Private living spaces have views of woods, farm fields, or the river. We are a pedestrian-friendly neighborhood, with vehicles limited to the parking area at the periphery.

Our farm includes fields for pasture, hay, vegetables, and fruits. There is also an apiary, layer chickens, pigs (seasonally), horses and occasional cows.

Peterborough is a quintessential New England town located in a nature-lover’s region of mountains, ponds, rivers, and picturesque villages. Our town is a vibrant arts and cultural center, and is home to the world-renowned MacDowell Artists Colony. We have good public schools, as well as Waldorf and other private daycare, preschool, elementary, and high schools.

We have a new member! Another sale is in the works. Still recruiting more members at this time.

Current Situation:
We have 13 memberships in a non-profit mutual benefit corporation. The land is 120 acres which is paid in full. Community? It’s more like a neighborhood of camps in the oak woods. Some members use the land quite often. Others visit occasionally.

Community Focus:
New clearings for new members are being created. Infrastructure maintenance has never been better. Access road and water system improvements are ongoing. Hiking/ mountain biking trails are being made or re-cleared. Phone conference meetings have been more productive. Focus has been on membership transfer.

History:
The property was inhabited by the Kumeyaay people probably until the treaty of 1852. A homestead was granted in 1908. Heart Land Concepts, Inc. bought the property from the homesteader’s nephew in 1979.

About the Land:
It’s a canyon with an old live oak forest and artesian spring. In the live oak woods are some granite rock outcroppings where a seasonal creek flows down through small pools. Morteros for pounding acorns and grinding acorn flower historically used by indigenous people are found here in the granite rock. Native plants are: miner’s lettuce, watercress, prickly pear cactus, acorns and more. Red rocks in the shape of a heart are embedded in a bluff that juts out from the upper area of the land. A network of trails and a fire road connect camps and lead to scenic areas.

My story:
At my camp, I’ve had many years to make my dream come true. I’m growing food in two hoop houses with wire mesh to keep the animals out. They sit atop two hugelkultur beds which harvest rainwater draining off the fire road. I’ve had some success at growing a variety of vegetables, berries and stone fruits.

Who, How, What to Grow, and Eat in the Anthropocene ?
We’re Looking for a few good friends to grow food for friends we haven’t met yet.

Fall and winter are busy times prepping plants and equipment for Spring bud out which is February here in zone 7. That prep decides months and years of the productivity of Plants and Animals
Can you join us and learn what we need to do to keep the plants, trees and animals healthy so we can share clean, nutritious foods? Producing food is as much about kitchen processing , preserving and even marketing.
Community is not about You. It’s not about Us either.  Can we share in building  the infrastructure,  shelter and sustenance we all need ?  Now you can go buy it. You can spend the day in a warm coffeehouse  w wifi. Maybe go to family if you’re contributing to the household. Has the nuclear family experiment destroyed millions of years of cooperation and service?  Is The Milk of Human Kindness still growing in our Hearts?
You may be living in the first world now but that can change any time without your permission.  We are using our first world privilege to prepare for third world  future resources.
Our priority is  improving infrastructure, permaculture, waterworks and bracing for impact. We have all seen a few good disasters.  Can we focus on helping each other as well as our greater  community?

Some  have come here who ‘like the idea’ of homesteading.  It’s not a necessity now as long as the gas station  has plastic food. When you grow your own food you realize how cheep ( and toxic) gov. subsided food is.  It takes 6-8 months to grow a nice head of celery  worth $2-3. Here, you can harvest the outer stalks and keep growing it all year with hoop houses, plus it’s full of flavor and medicine.  Good food is good for mental and body Health .

We are an Established farm, debt free with many buildings, much infrastructure in place, more to do. Lots of equipment, permaculture plantings, goat dairy, whey eating pigs, rabbits , bees. paying farm guests, solar electricity to build out, water guaranteed. Private, not too remote, large diverse acreage.
We Prepare farm products for our Pantry, market, and farm guests. We fish, hunt,  and  forage.
We fight the laws thermodynamics, Entropy!  Our constant care keeps the parade of decay, mold, gravity at bay.
Sorry, No sit down 9-5 jobs available. We ask for your full attention. We can cover your costs as we all help to profit/ market.
Outside work not dependable.
No monies accepted, no tenancy w/o trial period and contract.
Not looking for slave labor but great Minds and Hearts with  grateful compassion for our efforts.
Not a shot gun marriage, this may or may not be your forever home so many are stuck in place waiting for. Maybe we’re a place to learn, share and network with.
Please come with some savings until your efforts fruit.
We provide elec, well water, many roofs,  wood and wood stoves, kitchen, bath house, good driveway, private gate, food staples, produce, wood and propane heat, ver ison phone, tools, materials,  Organic milk!  Meat !Eggs ! farm equip-enough to never have to do ‘hard’ labor or heavy lifting.

Communities need independent food production.  Most farms are run w grants , subsidies and other estate beneficiaries. Maybe not long lasting. Maybe just a job.  Many are accustomed to the job/ leisure dichotomy. Like 2 personalities .

Living and creating happen here all day. Yes, We stop and smell the Roses, and prune, mulch, manure and irrigate them and process fruit too. Permaculture is Permanent Care.  This is Slow Food. There are peak windows in the year to plan, plant, think ahead for the Fruits of our labor…..Bigger then the new 2dimentional fiction world.

2024 has been the hottest year ever  recorded. Here, we had 6 dry weeks then 6 weeks of rain, now 6 dry weeks again. The weather was not only challenging but hard on us. Much progress was lost due to it being too hot and busy watering or too wet to be in the field. Talk to your local Farmers Markets to see how they managed this year.
Add up your expenses and ask yourself  how necessary these are. Can you share &  tolerate others. Can you follow directions?

Thank you for your interest in the Magnolia Collective! We are a small household with a big vision, situated on 4 acres at the edge of the town of Louisa, Virginia (between Charlottesville and Richmond). We are just a few short blocks from Main Street, with grocery stores, banks, pharmacies, shops and restaurants, laundromat and hardware store within walking distance.

After two years of living together, deepening our relationship with this place and a widening network of neighbors and friends, two of our beloved members moved on to the next chapter of their life at the end of June 2023. A lively family of five came to stay at Magnolia for much of the fall and winter, to explore the possibility of calling this place home longer-term, and brought much joy and care and adorable moments to our space during their months here. They have now moved on, and we are once again seeking folks interested in joining and shaping the future of our Collective.

Magnolia is an ongoing work-in-progress. Together with Living Energy Farm, an intentional community and off-grid technology development center a mile down the road, we are gradually transforming what was once a dilapidated house into a beautiful and cozy space. The house was insulated with straw bales in the winter of 2021, and we are in the process of transitioning our household energy systems to a DC micro-grid, a unique approach to renewable energy developed at LEF. In the summer of 2022, we were excited to finally switch to a Sunstar fridge that runs directly off a single solar panel. As of September of 2023, we now also have a high voltage “direct drive” DC solar electric system that powers a hotplate and Roxy oven, along with a 12 volt battery kit that charges our electronics, runs fans day and night, and will eventually power all the lighting in our home as well. When complete, our cooking, lighting, charging, water and space heating will no longer depend on destructive energy sources and centralized grid power. In addition, we are gradually establishing and expanding garden beds of herbs, flowers, fruits, and veggies.

Amidst these efforts, and our pursuits in the wider world, we carve out time when we can for meals together, board games, movie nights, heartfelt sharing from the week, and general silliness. We strive to strike a balance between having space for ourselves and our own lives, enjoying time together, and opening our home for informal gatherings and (eventually) public events. We value open, honest, and compassionate communication, striving for mutual understanding, and gratitude and reciprocity in our relationships with the land and each other.

We are legally structured as a multi-member LLC, which allows us to have a shared bank account and pool our resources to provide for the needs of our household and support our mission. We recognize and appreciate the diverse gifts and contributions each person brings to our Collective, beyond mere economics, and also strive to honor and support the shifting tides of our energy and capacity day by day. We aspire to weave a web of interdependence and collaboration that extends far beyond our household and this beautiful patch of land, to the mecca of intentional communities here in Louisa and the many amazing people, organizations, and initiatives we are continually discovering.

The Iron is heating up in Depoe Bay.
The Co-Housing project in Lincoln County Oregon has an update on the status.

 

The two “L” shaped lots at Collins and Combs in Depoe Bay have been sold.
A local developer and contractor team purchased the property in the summer.
The owner of the lot on Combs stated his part of the planned development is to be abandoned.

 

 

The price for the 50 x 100 parcel on Combs Ave is available for $100K. This is $25K less than was stated in the initial description.

 

 

The lots are available separately.

 

 

The owner budgeted $300K for the property and installation of a prefabricated home with services, fees and inspections.

 

Seeking creative, mindfulness-oriented, and ecologically concerned seniors to become part of a mini co-housing project along our central Oregon coast.
